Planning Board Agendas
Instruction to All Applicants:
- All submission materials (application, plans, EAF Part 1, and rendering) intended for a Planning Board agenda must be electronically submitted to the Village Planner, Village Engineer, Village Clerk and Village Planning Board Chair no later than 5:00 PM, ten calendar days prior to the Board meetings, which will now take place at 10 AM on the third Friday of each month. Hard copies shall also be submitted to the Village Clerk’s Office.
- Nothing will be placed on the agenda if applications are not signed and notarized and all required items (Application, EAF, Plans) have been submitted and fees paid (including any escrow amounts required by the Village Clerk). Plans must include metes and bounds descriptions of properties and any new proposed lots, along with other details required by the Village Subdivision and/or Zoning Laws
- If a project requires GML § 239 review, all information required for such review (e.g., SWPPP) must also be submitted at least 45 days prior to the Planning Board meeting at which action is requested to allow time for filing with Orange County and their 30-day review.
- No application given conditional final approval by the Board will be final or signed by the Planning Board Chair until such time as the Village Engineer has signed off that all conditions have been met. No building permits can be issued absent this process first being completed. Larger projects involving the installation of improvements such as sewer, water, roads, or recreational amenities can proceed with such installations or provide a financial guarantee for such construction to obtain final approval, provided they have otherwise complied with all other conditions of approval set forth by the Board and/or in comments of the Village Engineer and Village legal representatives.
Public Hearing Rules:
- Applicants will briefly explain the subject of the hearing at the outset, taking questions from the Board only.
- Sign-ins with addresses will be required for all those testifying.
- There will be a limit of 1 comment of 2 minutes maximum per speaker per hearing.
- All questions will be directed to the Planning Board as part of testimony.
- Hearings may, at the discretion of the Board, be continued for written comments.
